It was so nice meeting you all! Below is a list of all the edits we discussed during the consultation so they have a comprehensive list from which to work. Feel free to text/call me (614-638-2169) with any questions as they’re working through everything.

Overall


  • Pre-pack as many personal items as possible

  • De-personalize any areas as much as possible, including removing personal photos and anything religious or political in nature

  • For bathrooms - we recommend having them be completely empty, with minimal décor and personal items like trash cans, rugs, etc. tucked away.

  • Remove all signs of pets throughout the home (beds, litter box, bowls, etc.)


Living Room

  • Place a piece of art or a mirror on the mantle; Remove all the extra decor

  • Remove the art from the walls on either side of the fireplace

  • Rearrange the furniture so the sofa and coffee table are facing the fireplace and the two chairs are facing the front window

  • Place the cowhide below the coffee table with the sofa and chairs touching it as well

  • Remove the trailing ivy plant that’s on the stairs or at least trim it to ensure the pretty woodwork shows

  • Hang the art that’s currently leaned on the console table

  • Remove the curtains from the high windows and replace the lower front ones with white ones

    Kitchen + Dining

  • Remove everything from the dining table and place the bowl we discussed in the middle

  • Remove the curtains and blinds

  • Remove everything from the counters except for 2-3 items to show the ample counterspace

  • Pre-pack about 50% of the glassware in the cabinets with windows

  • Mudroom: pre-pack some of the boots and coats

First Floor Bedrooms

  • Position these as bedrooms by adding a bed and nightstand to each space

  • If you don’t have a headboard, simply hang a piece of art above the bed to serve as a focal point

  • Remove curtains

Primary Bedroom

  • Add a white comforter and solid colored decorative pillows

  • Remove the console table

  • Remove the curtains from the front window

Loft Office

  • Clear everything off the desk except the computer and printer

  • Remove the filing cabinets from either side of the desk

  • Remove the diploma from the wall

Basement

  • Move the exercise bike into the basement and place right next to the treadmill to create a workout zone

  • Tidy up the craft area a bit

  • Add a rug to the bedroom to soften that space a bit


    Laundry Room

  • Move the hampers to open up the walkway

  • Tidy up this space as much as possible

    Deck

  • Add two zones to the front of the house — a sitting area with Adirondack chairs on one side and an outdoor dining bistro on the other side

  • Move the smoker to the back deck

  • Remove the dog kennels
